Warehouse developer LCube has secured planning permission for another of its investments – Lcube Mszczonów. The project calls for the development of an industrial and warehouse park, spanning approximately 31,500 square meters on a nearly 8-hectare site.
The new LCube industrial and warehouse park will be located in a well-connected area with almost direct access to the S8 road via Wspólna street, connecting the northeast to the southwest of the country. Located in central Poland, Mszczonów is approximately 50 km from Warsaw, which is directly accessible via the S8 road, offering convenient connections to the A2 and S17 motorways.
“Its strategic location along key transport routes makes it highly attractive to both logistics and distribution companies. Numerous retail firms and logistics operators have central or regional warehouses in the area”, says Adrian Biesaga, member of LCube's Management Board.
In Mszczonów, LCube may construct a building up to 40 m high and offer an electrical connection with a capacity of 2.5 MW, expandable upon request. This makes it suitable for companies seeking a fully automated warehouse, cold storage, freezer, or production hall. Additionally, LCube plans for all new developments, including LCube Mszczonów, to meet the BREEAM certification requirements at the 'Excellent' level.
"The project features a reinforced roof structure to accommodate a photovoltaic system. The high electrical capacity also allows for the installation of heat pumps. We're committed to implementing a variety of eco-friendly solutions that will lower service charges for our tenants. Issues related to being environmental, or, more broadly, ESG considerations, which we've fully integrated into our development strategy, are becoming increasingly important for our tenants. We aim to continue this focus in our future projects," adds Dominik Łoś, Head of Leasing at LCube, adds.
LCube is focused on building a diversified portfolio that will include smaller facilities of around 10,000 sqm, medium-sized warehouses of 50,000 sqm, and traditional big boxes in logistics parks exceeding 100,000 sqm. In addition to acquiring new projects, LCube aims for its hallmark to be its focus on tenant needs and sustainable development. The developer stresses that all LCube facilities will be BREEAM-certified, emphasizing green and energy-efficient solutions. The company has already established its own ESG strategy.
