Eika Asset Management (EAM), the investment management company of the Eika Group, has launched the development of a modern logistics park in Nowy Modlin. The first phase includes 28,000 sqm of warehouse space, with nearly 60% already pre-leased. The anchor tenant of the development is Bricomarché, one of the leading home and garden retail chains in Poland, represented by the advisory firm SQM Advisory. The project is being developed by Waimea Holding, with Kajima Poland serving as the general contractor.
North Warsaw Nowy Modlin marks the latest Polish investment by Eika Asset Management, delivered in cooperation with Waimea Holding. The initial phase includes approximately 28,000 sqm of modern, A-class logistics space. Construction is currently underway, with completion and handover scheduled for November 2025. A second phase will add an additional 10,000 sqm of space.

Bricomarché, a leading DIY supermarket chain with nearly 220 stores across Poland, has been announced as the key tenant of the first phase of the North Warsaw Nowy Modlin project.

That’s why we continuously work to optimize our logistics processes. The decision to select the North Warsaw Nowy Modlin project was driven by several key factors: its strategic location with excellent access to road infrastructure and public transport, high technical standards of the facility, including 12-meter storage height, as well as advanced sustainable solutions. The launch of this new warehouse is of strategic importance for the continued expansion of the Muszkieterowie Group in Poland. - said Katarzyna Jańczak-Stefanide, General Manager of Bricomarché Poland.
The development adheres to high environmental standards and will be certified BREEAM Excellent. It will include a 150 kWp photovoltaic installation, with future scalability to meet tenants’ evolving energy needs. Other green technologies include solar thermal collectors, energy-efficient LED lighting equipped with a DALI control system, and rapid charging stations for electric vehicles and bicycles.
The site will also feature advanced water management solutions, including rainwater retention and infiltration systems, along with irrigation using recycled water. The surrounding landscape will incorporate biodiverse flower meadows, while employees will benefit from dedicated cycling infrastructure, such as shelters and self-service repair stations.
The Nowy Modlin Logistics Park benefits from excellent transport connectivity — located just 5 km from Warsaw-Modlin Airport, 6 km from the S7 expressway, and 3 km from the Modlin railway station. The Pomiechówek municipality, known for its investments in public transport, ensures access to the site via electric bus lines connecting to the nearby train station. Additionally, the planned construction of a new roundabout on the national road will significantly enhance access to the area.
The project is supported by secured financing from a leading bank operating in Poland. The lease agreement with Bricomarché was negotiated by SQM Advisory, acting as tenant representative. Legal advisory for Eika Asset Management was provided by CMS Poland. Waimea Holding is responsible for the development and commercialization of the project, while construction is led by Kajima Poland, one of the country's most experienced general contractors.
