Opening of Noli Gdansk Old Town – A Historic Setting in the Red Barracks
Starting July 1st, the latest Noli Studios project officially opens its doors in Gdańsk. Reservations are now open for both short- and long-term stays—without the commitments typical of traditional housing options. The concept, which merges the comfort of PRS-style living with hotel-like services, has already proven successful in Finland and elsewhere in Poland. Residents benefit from flexible contracts and high-quality interiors. Noli Gdansk Old Town offers a modern living experience thoughtfully integrated into the historic context of its surroundings.
The newest Noli Gdansk Old Town, located at Łąkowa 59, sits just a 5-minute walk from the heart of the city—Granary Island—with its vibrant mix of restaurants, cafes, and museums. The building offers 398 studios in total.
Noli Studios introduces an entirely new model to the Polish market—designed to adapt to individual needs, both in terms of length of stay and functionality.
A hallmark of the Noli experience is access to generous shared spaces—an integral part of its community-oriented philosophy. Residents enjoy their own fully equipped studios with kitchenettes, complemented by access to shared amenities such as a gym, sauna, co-working lounge, and social areas.
“Noli is more than just a place to stay - it’s a community. We offer full flexibility, even for longer stays. Guests are welcome for as long as they need. For Flex stays, which last a month or more, contracts can be easily extended or shortened. This is a model our guests truly appreciate, and one that is still relatively new in Poland. The project and comprehensive restoration of the historic Red Barracks were led by acclaimed developer Moderna Holding, known for revitalizing architecturally significant landmarks. This redevelopment marks one of the largest undertakings of its kind—reviving not just a building, but a central piece of Gdańsk’s urban identity.
“This is the most demanding project we’ve taken on, both in concept and execution. Restoring this forgotten urban space while preserving the unique architectural heritage of the old barracks was a major challenge. We had to balance the building’s historical status with modern regulations, including BREEAM certification and future-proof adaptability. By using innovative construction techniques, we’ve managed to significantly reduce the building’s carbon footprint and optimize energy efficiency—thanks in part to a geothermal system with 150 boreholes,” - says Norbert Cendrowski, Director of Production Planning at Moderna Holding.
